High Pointe Village – September Update

Pretty good update from Hill Country News about High Pointe Village. Interesting stuff is bolded. They have been trying to sign a movie theater for a while now… and it is still not confirmed. Brake Check??? Seriously? We have Lambs Tire and Automotive right down the road, not sure we need another auto repair place. Sandwhich shop, pizzeria, and oyster bar… interesting. Workout place sounds good. I hope the restaurant that takes the pad near BBQ Outfitters is a big time restaurant, preferably a local Keep Austin Weird type place.

Construction on High Pointe Village is set to start this month and before breaking ground the new development already has six tenants confirmed and is working to sign a movie theater.

“We want to be a true entertainment destination,” said Gay Ruggiano, commercial and leasing broker with the Kucera Companies. “We hope to provide a beautiful gathering place for dining, entertainment, shopping and services.”

High Pointe Village, located at 6701 RR 620 south of the FM 2222 intersection, is scheduled to go before the Austin City Council for final site plan approval Sept. 16.

“We plan to start construction on phase I immediately after receiving construction permits,” Ruggiano said.

The developer, New Corridor Development L.P., wants to create an “old world” look and feel to the 114,000-square-foot retail center. The project includes 27 acres with three large pad sites and two smaller, stand-alone sites.

“Brake Check is purchasing the southernmost pad and we have several restaurants looking at purchasing the northern 2.8 acre pad 1-A next to BBQ Outfitters that sits high on the site with gorgeous views to the west and south,” Ruggiano said.

Phase I will begin with infrastructure work including streets, parking and water lines and construction of two of the three main buildings. The two buildings combined will equal roughly 48,500-square-feet of retail space.

High Pointe has already signed several tenants in the center include an athletic training center, a sandwich shop, pizzeria, oyster bar, nail salon and spa, and gift shop.

“We’re in negotiations with several other businesses that we believe will complement the tenant mix and support the neighborhoods with the goods and services they need,” Ruggiano said.

Construction on the largest building in the back of the property will not start until there is a commitment from a tenant. They are targeting a movie theater and, once secured, the building is expected to be 40,000 to 50,000-square-feet.

“We have not signed our anchor tenant for that space but are working closely with a 12- to 14-screen stadium-seat movie theater which is highly desired by the Steiner Ranch and River Place residents,” Ruggiano said. There are few family entertainment options along those lines for a 10-mile radius, she added.

High Pointe will be in a “V” shape with an interior parking lot. It will have a circular flow of traffic.

The center will also have two entrances onto 620 with a controlled traffic light at its southern entrance.

Project owners have dedicated 30 acres to wildlife and the environment to the south, toward Steiner Ranch.

Ruggiano wants to meet market demands in the Four Points area. “If there’s a business you’d like to see in our project please give me a call,” she said.
