Steiner Ranch Market Update April 2024

In March, we saw 38 new listings come on the market in 78732. This is exactly the same number as 2023. 9 of those listings are already under contract, this is an increase over last year when only 5 had gone pending by the April market update.

The sale price to original list price jumped 1% from 93% to 94% – still low, but moving in the right direction. Once the prices are appropriately reduced, that number was more reasonable – 98% sales price to current list price (price at the time it went pending) ratio.

After having no cash purchases in January, and only 20% in February, a whopping 38% of the sales in March the 78732 transactions did not have any financing.

The number of months of inventory went up again from 3.6 months to 4.7 months, however this not surprising, there are a handful of listings that have been lingering for close to 6 months with prices too high and sub-par marketing.
