In March, we saw 46 new listings come on the market in 78732. This is 21% higher than last year. 10 of those listings are already under contract, this is about the same as last year, but double the number in 2023. Things are moving in the right direction.
The sale price to original list price jumped 2% from 94% to 96% – which is a great improvement. Once the prices are appropriately reduced, that number was even better – 98% sales price to current list price (price at the time it went pending) ratio.
Just like last month, we saw a lower than usual number of cash buyers with, only 1 sale having no financing.
The number of months of inventory crept up again to 4.8 months, which is higher than last month (3.8), but almost identical to March of 2024.
