Steiner Ranch Market Update February 2025

New Listings and Inventory:
In January 2025, the Steiner Ranch neighborhood saw 21 new listings, considerably higher than the previous 3 years.   “Months of Inventory” metric, again at only 2 months, implies that at the current sales rate observed over the last six months, it would take approximately 2 months to sell all the active properties, underlining the neighborhood’s steady pace.

Days on Market:

The average days on market for current active listings has reached 117 days, emphasizing the importance of pricing a property correctly from the beginning. However, properties that are under contract now had a shorter average of 70 days on the market, indicating that well-priced homes are moving faster, reinforcing the significance of accurate pricing in the selling process.

Sale Price Ratios:

One of the most noteworthy aspects of the January 2025 market was the sale price to original list price ratio, which was only 92%, while the sale price to current list price ratio, was 97%. Both of these numbers are considerably higher than last January. This highlights a crucial lesson for sellers – correctly priced homes sell, and the market is willing to pay the asking price when the value is justified. The rental sector has has been pretty stable this year.  Properties have been leased a little faster in previous years but this month’s average price per square foot dipped.  Given that there wasn’t much change throughout the year, I wouldn’t conclude that prices are coming down – many factors affect this metric – size and type of properties, pool, etc…

January 2025 revealed a stable Steiner Ranch real estate market. New listings increased and the neighborhood’s housing inventory remains healthy at only 2 months of supply. A third of the listings that have been listed since the first of the year have already gone pending.
